99_HOUSE — це приватний будинок, розташований на трикутній ділянці з вираженим рельєфом. Архітектурна концепція побудована навколо природного перепаду висот і форми ділянки. Будівля має два рівні: цокольний, де розміщено гараж та технічні приміщення, та основний житловий поверх, орієнтований у двір.

Головний рівень формує напіввідкритий двір із басейном і зоною відпочинку, забезпечуючи приватність і хорошу інсоляцію. Об’єм будинку плавно огортає внутрішній простір, відкриваючись великими панорамними вікнами до саду. Плавні лінії фасадів і м’яка пластика даху формують характер будинку — сучасний, але водночас природний.

Фасади оздоблені світлим каменем і вертикальними 3D панелями, які додають глибини, ритму та текстурності, підкреслюючи об’ємну композицію. Архітектура продовжується у ландшафті — з відкритими терасами, навісами та м’якими переходами між зовнішнім і внутрішнім простором.

99_HOUSE is a private residence located on a triangular plot with a pronounced slope. The architectural concept is based on the natural topography and shape of the site. The building is organized over two levels: a lower ground floor housing a garage and technical spaces, and a main living level oriented toward the inner courtyard.

The upper level forms a semi-enclosed courtyard with a swimming pool and lounge area, offering both privacy and optimal sunlight. The building volume gently wraps around the outdoor space, opening up with large panoramic windows to the garden. Smooth façade lines and the soft geometry of the roof define the house’s character — modern, yet organically embedded in its surroundings.

The façades are finished with light stone and vertical 3D panels that add depth, rhythm, and texture, emphasizing the sculptural composition. The architecture extends into the landscape with terraces, canopies, and seamless transitions between interior and exterior spaces.
